Selling your property in Toulouse: should you sell now or wait?

30/06/2026

You’re thinking of selling your house or flat in Toulouse, but you’re hesitating to take the plunge.

Will mortgage rates fall any further? Will property prices rise again? Could international tensions affect the market? Is it better to wait a few months before putting your property on the market?

These are valid questions. I hear them regularly during my valuations, particularly from owners in Saint-Cyprien, Patte d’Oie, Croix-de-Pierre, Les Arènes, Fontaine-Lestang, Purpan and Casselardit.

However, the right decision does not depend solely on current economic conditions. It depends above all on your plans… and on the reality of the property market in Toulouse.

Mortgage rates: an important factor, but not the only one

Mortgage rates directly influence buyers’ purchasing power.

When banks lend at lower rates, more households can finance their property purchases. Demand rises and there are often more viewings.

But it would be a mistake to believe that a fall in interest rates will automatically drive up the price of your property.

The property market is much more complex. Buyers today consider many other factors before making their decision.

Buyers are no longer just thinking about interest rate

For several years now, the French have been living in a climate of uncertainty.

They are keeping an eye on developments in the war in Ukraine, tensions in the Middle East, oil prices, inflation, announcements from the European Central Bank, purchasing power and the government’s tax decisions.

All this information feeds into one key question:

“Is this really the right time to buy?”

However, on the ground, I’ve noticed that buyers with serious plans are still going ahead with their purchases.

Why?

Because they aren’t buying into an economic climate.

They’re buying a home in which they’ll live for several years.

A couple expecting a baby, a family needing more space, an employee transferred to Toulouse, or retired people wishing to move closer to their children do not necessarily put their plans on hold because of international news.

Will property prices rise again in Toulouse?

This is probably the question sellers ask themselves most often.

The reality is that no professional can guarantee how prices will develop over the coming months.

Yes, interest rates may still change.

Yes, the economy may pick up… or slow down.

Yes, a geopolitical event may affect household confidence.

But no one can predict exactly how the market will develop.

Waiting for prices to rise is therefore a gamble.

And like any gamble, it involves a degree of risk.

The real risk: waiting whilst others are selling

When financing conditions improve, many homeowners make the same decision at the same time:

“Now’s the right time – I’m finally putting my property on the market.”

The result?

Supply increases.

Buyers have more choice.

Competition intensifies.

In this climate, it isn’t necessarily the first sellers who get the best price, but those whose property is correctly priced from the outset.

What really makes a property sell today

Contrary to popular belief, it isn’t international news that causes a sale to fall through.

Buyers base their decisions primarily on very specific criteria:

  • a price in line with the market;
  • a reliable valuation;
  • a transparent explanation of the Energy Performance Certificate (EPC);
  • clearly identified renovation work;
  • up-to-date surveys;
  • a well-presented property;
  • an effective marketing strategy.

It is often these factors that determine the success of a sale.

In Toulouse, every neighbourhood has its own market

People often talk about ‘the Toulouse property market’, but in reality there are several distinct markets.

An apartment in Saint-Cyprien does not sell in the same way as a house in Croix-de-Pierre.

Buyer profiles, budgets, competition and selling times can vary significantly between Patte d’Oie, Les Arènes, Fontaine-Lestang, Purpan and Casselardit.

That is why an estimate based solely on national or regional averages is of little use.

A good estimate is based, above all, on the reality of the market in your neighbourhood.

Sell now or wait: the right questions to ask yourself

Before deciding to postpone your plans, ask yourself these questions instead:

  • Can my life plans really wait several months?
  • If I sell for a higher price tomorrow, won’t the property I want to buy also cost more?
  • Will my home be more attractive in six months’ time than it is today?
  • Would I rather wait for a hypothetical change in the market… or develop a strategy tailored to the current market?

In most cases, the quality of the sales strategy has a greater impact on the final outcome than the choice of when to put the property on the market.

Frequently Asked Questions

Is now the right time to sell a property in Toulouse?

If your plans are in place and your property has been correctly valued, there is generally no need to wait for a hypothetical market shift. A strategy tailored to current demand is often more effective than waiting for the ‘perfect moment’.

Will mortgage rates fall any further?

No one can guarantee this. Central banks’ decisions depend, in particular, on inflation, economic growth and the international context. It is impossible to predict them with certainty.

Can war or international tensions halt sales?

They may affect household confidence in the short term, but life plans carry on. Families are growing, career moves continue and inheritances still take place. It is these events that sustain the property market in the long term.

Will prices rise again in Toulouse?

The market is constantly evolving depending on supply, demand, financing conditions and the appeal of each neighbourhood. It is impossible to say with certainty whether prices will rise or fall in the coming months.

Should you wait for interest rates to fall before selling?

Not necessarily. A fall in interest rates may attract more buyers, but it may also attract more sellers. The key is to price your property correctly and have an effective marketing strategy.
